Myoko Kogen, tucked into Niigata’s highlands, is fast evolving from a beloved local ski area into a rising international resort—thanks to heavy snowfall, hot springs, varied terrain and a renewed wave of luxury development. Patience Capital Group (PCG), led by Ken Chan, has unveiled plans for roughly ¥210 billion (about $1.4 billion) of investment over the next decade to lift Myoko toward world‑class status, bringing new hotels, residences and infrastructure to the region.
Early phases are already shaping the transformation. PCG’s programme is expected to create around 1,000 jobs and boost year‑round tourism by marketing Myoko for conferences and off‑season stays as well as winter guests. The plan reportedly includes large‑scale luxury accommodation and workforce housing, with the first two luxury hotels scheduled to open by 2028.
Anchoring the luxury push is Six Senses Myoko—a landmark mountain hotel and branded residence project developed with IHG and PCG. Designed by Kengo Kuma and Kume Sekkei under the “Golden Wind” concept, the resort will feature 57 guest rooms and suites (many with private onsen baths) plus 21 branded residences, restaurants, a spa and cultural spaces. Sustainability and regenerative design are core to the concept, and construction is slated to begin in April 2026.
These high‑profile projects amplify Myoko’s appeal to international visitors and investors while creating new revenue streams for local businesses. For dining and local flavour, see our round‑up of the best restaurants in Myoko to get a sense of the culinary scene visitors can expect. PCG says it aims to integrate developments with the community—offering local discounts, promoting year‑round use, and engaging residents in planning—to balance growth with cultural preservation.
There are, naturally, local concerns: rising property prices, seasonal business patterns and pressures on housing stock are real issues that development must manage. But for buyers and investors focused on resort real estate, Myoko now presents a rare combination of deep snow, authentic onsen culture and a major capital push toward luxury, wellness‑led tourism.
As Myoko’s village streets and slopes prepare for this next chapter, the market is opening opportunities across price points—from high‑end branded residences to renovated lodges and private chalets—making it an attractive prospect for those seeking lifestyle, rental or long‑term capital plays in Japan’s revitalised mountain resorts.
